The Return of Mortgage Credit in Argentina

After five years of near-absence (2019–2024), mortgage credit returned to Argentina in mid-2024 with macroeconomic stabilization under the Milei administration. It's not the same as before, but it's back.

UVA Mortgages: How They Work

UVA (Unit of Acquisition Value) mortgages adjust the outstanding balance and monthly payment by the inflation index (CER):

  • Fixed rate in UVA terms (currently 4–8% on the adjusted capital)
  • When inflation drops, payment increases less; when it rises, payments rise
  • Monthly payment cannot exceed 25–30% of net income
  • Main risk: if inflation accelerates, payments can grow faster than wages.

    Procrear 2025

Argentina's state-subsidized mortgage program (administered by Banco Hipotecario):

  • Maximum amount: up to ARS 150,000,000
  • Purpose: first home only (not for investment)
  • Term: up to 30 years
  • Financing: up to 80% of appraised value
  • Eligibility: Argentine citizen or 2+ year resident, no existing property ownership
  • Bank Mortgage Options (Córdoba)

  • Bancor (Banco de Córdoba): up to 75% of appraised value, 20-year term
  • Banco Nación: up to 80%, up to ARS 250,000,000
  • Private banks (Santander, BBVA, Galicia): similar conditions, generally faster approval
  • Practical Simulation

Net family incomeMax monthly payment (30%)Approximate loan (20yr UVA)
    ARS 400,000ARS 120,000~USD 30,000–40,000
    ARS 700,000ARS 210,000~USD 55,000–70,000
    ARS 1,000,000ARS 300,000~USD 80,000–100,000

    Key Warnings

  • Bank appraisals are often below market price: the loan covers 75–80% of the appraised value, not the actual price — you may need a larger down payment than expected
  • Approval takes 60–120 days, which can cause you to lose the property you wanted
  • Consult a financial advisor before signing — Argentine market conditions change frequently
