The UVE system adjusts monthly payments for inflation but gives you access to a property today. We simulate real payments for USD 80,000 and USD 120,000 properties and compare the top banks.

What is the UVE System?

Unidades de Valor Adquisitivo (UVE) are an inflation-indexed unit of account, updated monthly using the CER (Reference Stabilization Coefficient) — Argentina's official CPI-linked index. When you take a UVE mortgage, the outstanding principal is adjusted monthly for inflation, but the nominal interest rate is much lower than a traditional fixed-rate peso loan.

Main Advantage

You access a lower initial monthly payment compared to what you'd pay if the bank baked all expected inflation into a fixed rate. The risk is that if your salary doesn't grow at the same pace as inflation, your monthly payment increases in real terms.

How Monthly Payment Adjustments Work

Each month, the outstanding principal is multiplied by the CER variation. Simplified example:

  • You borrow $10,000,000 pesos in January
  • January inflation was 5%
  • In February, outstanding principal is $10,500,000
  • Your monthly payment is calculated on this new principal
  • The nominal interest rate on UVE loans is typically 3-5% per year, representing a manageable positive real rate for borrowers with indexed income (formal employment, rental income, etc.).

    Minimum Requirements to Qualify

    1. Formal employment or monotributo category E or above — some banks also accept self-employed with 2 years of tax returns

    2. Employment tenure: minimum 1 year with same employer (Banco Nación) or 2 years (private banks)

    3. Payment/income ratio: monthly payment cannot exceed 25-30% of net family income

    4. Clean credit history: no BCRA debts or negative Veraz records

    5. Property to mortgage: must be first or second home, residential use, with clean title

    ---

    Advantages of the UVE System

  • Real access to property: in a dollarized market, the initial peso payment is manageable
  • Lower payment/income ratio: the low nominal rate offsets indexation in the short-to-medium term
  • Tax deduction: income tax allows deducting mortgage interest (up to a capped amount)
  • Asset protection: the property appreciates in USD while your UVE debt can lag if the peso appreciates
  • ---

    Risks to Consider

  • Rising payments: if inflation outpaces salary growth, monthly payments increase in real terms
  • Term extension: in high inflation cycles, the outstanding principal can grow faster than it amortizes
  • Conservative appraisal: banks appraise below market price — you cover the gap with your own funds
  • Job change risk: if you lose your job or drop income, payments can become unaffordable
  • ---

Is it Worth it in 2025?

In the context of the Milei government's gradual disinflation, the UVE system is attractive if:

  • Your salary is indexed or grows at the pace of inflation
  • You see the property as a long-term asset, not speculation
  • The initial payment doesn't exceed 25% of your net income
  • You already have 25-30% of the price + title deed costs saved up
  • Conclusion: the UVE mortgage is the most accessible tool to buy property in Argentina today. It's not perfect, but for someone with stable income and long-term vision, it's the best available option.
