Milei's citizenship by investment program will generate a flow of international investors who need property in Argentina. We analyze where they'll buy and what opportunities are opening up.

The Golden Visa Effect on Real Estate

When a country launches a citizenship by investment program, real estate benefits in two ways. First, investors who obtain citizenship often buy properties for personal use or investment. Second, the economic openness signal attracts additional capital.

Argentina just took that step. And with USD prices among the lowest in the region, the equation is compelling.

What Golden Visa Investors Look For

Someone who can put USD 350,000 into a passport is a global investor looking for diversification:

  • Premium apartments in Buenos Aires for personal use
  • USD-denominated rental income properties
  • Land as long-term store of value
  • Tourist properties in Bariloche, Mendoza, or Salta
  • Cities That Will Receive the Most Capital

Buenos Aires: Natural entry point. A premium 2-bedroom in Palermo costs USD 150,000-280,000, unthinkable in comparable cities like Madrid or Lisbon.

Córdoba: Second-deepest market. 4.5% dollar rental yields, above Buenos Aires.

Mendoza: Wine and Andes appeal. European and American investors are already looking at vineyards and boutique lodges.

Bariloche: Up to 7% annual tourist yields. Lake-view properties at a fraction of Swiss or Canadian prices.

Price Comparison: Argentina vs. the World

    CityPremium 2BR aptEst. cap rate
    Buenos Aires (Palermo)USD 150K4.0%
    Córdoba (Nueva Córdoba)USD 65K4.5%
    Bariloche (center)USD 120K5.5%
    Lisbon (comparable)USD 350K3.2%
    Madrid (comparable)USD 400K2.8%

An investor who spends USD 350K on citizenship can buy 2-3 additional properties with the same budget that would cover one apartment in Europe.

    Tax Advantages

Law 27.802 means citizenship doesn't create automatic tax residency. Investors can hold an Argentine passport, own local property, collect rent (subject to 21% non-resident withholding), and not pay Argentine taxes on global income.

How to Buy Property as a Foreigner

    1. Get a CDI (tax ID) at AFIP, free, with passport

    2. Sign purchase contract with 20-30% deposit

    3. Notary due diligence (30-45 days)

    4. Title deed and registration. Total transaction cost: 3-5%

No foreign ownership restrictions in Argentina.
