Bariloche, Villa Carlos Paz, and Mar del Plata lead the short-term rental yield ranking. We analyze real cap rates, occupancy, and entry costs.

Short-Term Rentals as an Investment Strategy

Short-term rentals (Airbnb, Booking, Vrbo) in Argentina have a structural advantage that few people fully appreciate: prices in pesos update with inflation, while domestic tourists pay in pesos and international tourists pay in dollars.

The result: in well-chosen tourist destinations, short-term rental cap rates can reach double those of traditional long-term rentals.

2025 Yield Ranking

1. Bariloche — Cap rate: 8.5-10%

MetricValue
Average price per m²USD 2,200
Average annual occupancy68%
High season nightly rateUSD 120-180
Low season nightly rateUSD 60-90
Estimated annual income (studio)USD 14,000-18,000

Bariloche has high season in winter (skiing) and also high demand in January-February (Patagonian summer). The occupancy calendar is more evenly distributed than any other destination.

2. Villa Carlos Paz — Cap rate: 7.5-9%

The city is 36km from Córdoba Capital, with direct car access. The summer season (December-February) generates income equivalent to 5-6 months of traditional rent. The key is active management: many owners use the property in winter and rent it in summer.

3. Mar del Plata — Cap rate: 7.0-8.5%

With 8 million annual tourists, Mar del Plata has demand spread across summer (January-February) and long weekends. The hotel infrastructure means Airbnb competes well on price. Entry price (USD 60,000-80,000 for a studio near the ocean) is accessible to many investors.

4. Salta Capital — Cap rate: 6.5-8%

The northern tourism boom turned Salta into a year-round destination. Unlike beach or mountain destinations, Salta has consistent demand all year. The Cabildo, the Train to the Clouds, and wine tourism generate constant flow of domestic and international visitors.

Costs to Consider

  • Platform fees (Airbnb/Booking): 15-20% of gross income
  • Cleaning between guests: ARS 15,000-25,000 per turnover
  • Utilities and taxes: 25-30% of purchase price in annual expenses
  • Professional management (if you don't live in the city): additional 15-20%
  • With these costs, the real net cap rate is 60-70% of the gross cap rate. Even so, the numbers significantly outperform traditional rentals.

What Type of Property Works Best?

  • Studio apartment: lower entry cost, higher occupancy, but lower nightly rate
  • 2-bedroom with balcony or view: the sweet spot — reasonable entry price and rates 40% higher
  • Cabins or houses with yard: higher rate, lower occupancy out of season
  • Conclusion

Short-term rental isn't for everyone: it requires active management, constant market adaptation, and tolerance for off-season vacancy. But for the investor with time or the ability to delegate management, the returns are significantly higher than traditional rentals in the same markets.
